Homebuilder :: Through its brands, which include Pulte Homes, Del Webb and DiVosta, offers as variety of home designs, including single-family detached, townhouses, condominiums and duplexes at different prices and with varying levels of options and amenities to all of its major customer segments: first-time, first and second move-up, and active adult. As of December 31, 2007, the Companys Homebuilding operations offered homes for sale in 636 communities. As of December 31, 2007, the Companys Homebuilding business operated in 51 markets spanning 26 states.
The Company has determined its operating segments to be its Areas, which are aggregated into seven reportable segments. Accordingly, its reportable homebuilding segments comprise Northeast, Southeast, Florida, Midwest, Central, Southwest and California. Northeast Area includes Connecticut, Delaware, Maryland, Massachusetts, New Jersey, New York, Pennsylvania and Virginia. Southeast Area includes Georgia, North Carolina, South Carolina and Tennessee. Florida Area includes Florida. Great Lakes Area includes Colorado, Illinois, Indiana, Kansas, Michigan, Minnesota, Missouri and Ohio. Texas Area includes Texas. Southwest Area includes Arizona, Nevada and New Mexico. Northern California and Southern California Areas include California.
Financial Services Operations
Pulte Homes, Inc. conducts its financial services business, which includes mortgage and title operations, through Pulte Mortgage and other subsidiaries. Its mortgage bank arranges financing through the origination of mortgage loans primarily for the benefit of its homebuyers. The Company also engages in the sale of such loans and the related servicing rights. Its subsidiary title insurance companies serve as title insurance agents in selected markets by providing title insurance policies, examination and closing services to buyers of homes the Company sells.
